We founded Emeritus Land Investments LLC as a way to help landowners sell their unwanted vacant, bare, and/or raw land.
Many of the lots we buy are in rural, or undeveloped areas, making them hard to sell through traditional methods. However, we are interested in all types of land; rural, suburban and even commercial… we will make an offer on almost any lot, helping you to get the cash you need for other investments.
Emeritus Land Investments LLC is based in the Midwest, however, we are currently buying properties throughout the U.S.
How We Work With Property Owners
At the end of the day, our mission is to help put vacant land into peoples hands who are able to use them for their best and highest use. Working with both land owners and land buyers every day, we love to help you as the land owner turn your unwanted land into cash that you can put to better use elsewhere. And we love working with land buyers to help your vision come to life with that new piece of land. We are licensed real estate professionals, but instead of wanting to list your land, we want to buy it!

PROPERTIES WE BUY
Platted lots– Lots in subdivisions whether urban or rural, with or without utilities. There are only two requirements: (1) There should be access to the property , but it can be either by paved or unpaved road. If you are aware of a deeded access easement, or right-of-way, that could be sufficient. (2) It must be “buildable”, that is it must be possible to legally and practically build a house on the property.
You don’t need a survey in order to sell it to us, so long as you have the county assessor’s number (the APN) or the lot number. Your tax bill will usually have that information.
Recreational Land- Any land that could be used for leisure activities such as off-roading, hiking, water activities, camping, or just relaxing. It can be any size and shape. It does not have to be buildable.
Farms- We buy farms and rural acreage, with or without buildings. In selling to us you do not need to get a survey, an Environmental Phase I assessment, soil tests, soil borings, soil maps, a FEMA flood plain assessment, or anything else. If any due diligence investigation needs to be done, we do it ourselves, quickly and on our own dime.
Loans and Land Contracts- If you have sold a property with owner financing, and the buyer has stopped paying you, we might be able to buy the loan from you, depending on the circumstances. We already have a loan portfolio, and it would be easy to add another loan to it. In any event, it will cost you nothing to find out what kind of discount would apply.
Mineral Rights, Water Rights, Mineral Leases- We do not buy these for our own account, but through our many connections we may be able to help you find a buyer.
Timber Lands with Marketable Timber- When we buy timber land, it may take a little longer, since we will order and pay for a timber cruise before we make our offer. However, we are very interested in this kind of property, and have bought many hundreds of acres previously.
Cut-over Timber Land- If the timber has been harvested recently on your land, we can make you an offer quickly, since no timber assessment is needed.
Land with development potential- If your land is near a metropolitan area that’s growing, and you feel it has development potential, we may be interested in partnering with you so that we can together maximize its value. This would be done through obtaining re-zoning, doing preliminary engineering, soil tests, and obtaining various other government approvals.
